    Market Report

    QUARTERLY REPORT –1st QUARTER 2012

    The first quarter is often very busy in the Noosa property market, however, no one can say it's been active or even reasonably vibrant. The sales that have been made have almost exclusively been on the buyers terms and there is little reason to doubt that this situation will not prevail throughout most of 2012. As expected interest rates did soften in the latter part of 2011 but one feels more is necessary to get the general market really moving again. Of course, the financial institutions do need to be in the right frame of mind to kick start the general property market and be able to borrow money themselves at the right price to be able to pass it on to consumers. This is looming as a problem if the cost of money prevents a more generous policy towards potential home buyers and investors..
    Surprisingly, the dollar continues to gain strength against the U.S. dollar ,so overseas travel is still looking very attractive to many people. A fairly hard core of buyers in this area over the years has arisen from the tourists , however, if many are going to be offshore for another year or so, the market will remain a little soft.
    The number of properties for sale have in many places diminished over the last few months due to some sales being made and sellers deciding to quit trying to sell at this time. We do know of a number of owners that will sell and the properties are not currently listed.
    Also, great news for buyers is that Jill Goode (my wife) has got back into the business of property sales after a break following the sale of our Century 21 business in Noosa Heads. Jill has a very fine sense of understanding and patience when it comes to this business and will work very hard to get the best possible deal for our clients.
